Oceanfront Condo or A Beach House

During the Spring of 2011 the Myrtle Beach MLS showed 1,024 oceanfront condos for sale with the number of bedrooms contained in each as follows:

90 - Efficiencies, 259 - 1 Bedroom, 263 - 2 Bedrooms, 315 - 3 Bedrooms, 69 - 4 Bedrooms, 26 - 5 Bedrooms, and 2 - 6 Bedrooms

If the building insurance is not included in the POA (Property Owner's Association) it will be a separate bill. If the real estate listing does not list everything the POA covers, ask your Realtor for a detailed list. HO6 insurance which covers the individual condo unit is also required by the majority of lenders. If you plan to purchase a condo that produces rental income you need to know that there are some condos in the Myrtle Beach area that only allow long-term rentals. Even if a condo building does allow short-term rentals the rental managment companies charge a fee. When you think about buying that oceanfront condo in the Myrtle Beach area you may have given some thought to the coastal Carolina’s weather.

The majority of oceanfront homes are not within neighborhoods and do not pay POA fees, but keep in mind that home owners are responsible for their homeowners insurance, wind and hail insurance, and flood insurance, trash pick-up and cable TV in addition to the standard expenses.
